The home buying process an be tough to navigate. Even seasoned agents learn something new from each transaction that they handle. Below is an overview of our process that we take you through, making sure you are well informed about where are in the process and what is going to happen next.
1)First and foremost we look at how you are going to finance your purchase, are you going to pay cash? Do you need to get a mortgage? Either way I have you covered with the documentation and any lenders you may need to speak with if you do not have your own. We will be armed with Proof of Funds or a PreApproval Letter from a lender and be ready to search for a home.
2) Now we are ready to find a home and make an offer. We discuss exactly what you are searching for in a home and a community. Together we search for those homes that will suit your needs and your lifestyle making considerations for family, friends, and personal taste.
3)Atlanta is a sellers market, it is important that you get out ahead of other buyers in the market to get a jump on the home you may desire and have a smart REALTOR that will partner with you to make sure you are paying a fair price for your new home. Once we find the home you want to make an offer on, I will pull together a Comparative Market Analysis of homes that have sold in the area and homes that are presently on the market. With this analysis we can craft an offer that should be fair and suitable for all parties.
4) Offer and negotiations, as your trusted partner in the home buying process I will craft the offer with the necessary documents and appropriate forms and submit your offer to the seller's agent. I will handle your negotiations and get the best possible arrangement for you so you can feel comfortable in your new home.
5) Due Diligence and inspections. This is one of the most critical times in the home buying process. You go from seeing everything you like about the house to the underbelly of the house and its systems. I help by providing professionals that inspect your prospective new home and give you detailed reports on the homes systems outlining issues that may arise and problems that need to be fixed immediately. I negotiate repairs and concessions to make sure you are moving in to a home that you are satisfied with.
6) Closing - I partner with closing attorney's that handle all of the legal terms of the transaction from making sure that the title is free and clear, title insurance, to making sure that all signatures are secured at the closing table.
